BPM Heating, Cooling & Plumbing holds a Maryland Master Plumber license (#86156), giving us the credentials to diagnose and repair the full well system — pump, pressure tank, controls, and supply line — not just the fixtures inside your house. Our team of more than 12 technicians operates out of our Frederick shop on East 4th Street, so we are already in the county when you call. Same-day scheduling is available, and a live person answers the phone — no recordings, no phone trees.

However we end up at your door, the experience runs the same way. Every BPM visit means licensed HVAC and plumbing professionals, clear communication, honest pricing, and technicians who respect your home and your time. Here’s what to expect, start to finish.
Tell us what's going on, and we'll get you on the schedule at a time that works for your day.
You'll get a confirmation and an "on the way" notification before your technician arrives — so you're never left guessing or waiting around.
Your technician walks you through what they're going to do and what it costs before any work begins — in plain language, with no pressure.
We complete the job, clean up after ourselves, and make sure everything's running right before we leave.
You turned on the tap and nothing came out. Or the pressure has been fading for weeks — showers that used to be strong now trickle, the toilet takes forever to refill — and this morning it finally gave out entirely. Either way, you are standing in your kitchen in Middletown or Walkersville or somewhere out past the city water lines, and the infrastructure that makes your house work has gone quiet underground.
The disorienting part is that you cannot see it. A leaky faucet you can look at. A well pump is buried or submerged, and the symptoms it produces — low pressure, no pressure, the pump cycling on and off every few seconds, a pressure gauge that won’t hold — could mean a dozen different things. You don’t know if this is a $200 capacitor or a full pump replacement, and you are aware that you are not in a great position to evaluate what someone tells you.
That uncertainty is the real problem. Not knowing whether the pump failed or the pressure tank lost its charge or the electrical connection corroded. Not knowing if the system is worth repairing or if it has been on borrowed time for years. Not knowing if the person you call actually works on well systems or is just a plumber who will figure it out as they go.
If any of this sounds familiar, you are in the right place.
I called on BPM for a seasonal checkup. Aside from his professionalism and No BS approach, Mike Young of BPM was quick and very knowledgeable on identifying issues and making good recommendations. Not like those companies that always look to up-sell you. This is my 2nd dealings with BPM, and they definitely have my business to handle all my HVAC needs for all my properties. Quality work without the sticker shock.

We needed our heating system looked at because it wasn’t heating up the house. Thankfully I called BPM and a live person answered the phone right away. Thankfully I did not have to listen to endless recordings. Instead, I spoke with Samantha which was very polite and answered all my questions. She was able to fit us in for the very next day. The service technicians were right on time. Shawn and an assistant (ooops can’t remember their name) serviced our heater and answered all my questions and explained in detail each issue. In addition, he offered the maintenance plan that we signed up for and saved 20% off our repairs. Our heater is working now!! Thank you for great service!!!

Certifications & Licensing
Manufacturer dealer status and state licenses aren't decorations — they affect which warranty terms you get on new equipment, who's allowed to pull your permits, and whose installation work the manufacturer will stand behind.

Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.
The first thing a BPM technician does is tell you what is actually wrong — not what might be wrong, not a worst-case estimate to protect themselves. They walk through the system: pump, pressure tank, pressure switch, electrical supply. When they find the problem, they explain it in plain terms before anything is touched. You hear what failed, why it failed, and what fixing it looks like. If the repair makes sense, that is what gets recommended. If the system is old enough that a repair is just postponing the same conversation, they tell you that too — along with what replacement would cost.
BPM does not push replacement when repair is the right answer. The goal is an honest assessment of what the system actually needs, not the largest invoice.
Once you approve the work, the technician handles it completely — pump, tank, controls, and any associated plumbing — and verifies water is restored and pressure is holding before leaving. The work area is cleaned up. You get a walkthrough of what was done and what to watch for going forward.
A few things worth knowing about how the job goes:
When it is over, you know what you have, what it cost, and what the system looks like going forward. That is what ends the search.

Hello Everyone!!
We have had an issue with Blower motor in our HVAC. We contacted 9 HVAC companies and they are all advised to replace the entire system but Mr.Rich from BPM is very kind to ask about the actual problem and provided 3 different options one of them is to replace the actual issue instead of replacing the full system.
Also, Mr.Rich informed us that, the current system is in good condition and will work for another couple of years based on his expertise in this field.
The technician Mr.Mychall is very professional and he fixed the actual problem in less than an hour.
This company helped to save thousands of dollars in HVAC expenses for us.
I would happily and strongly recommend BPM HVAC service to everyone who is need of the HVAC and their Plumbing repairs as well.

BPM is the only HVAC and plumbing company in the area that I trust. I’ve been through a few others who are a complete racket that over charge and under deliver on their services. BPM is always on time, sends amazing people who care about their work, and always charges reasonable rates. We love working with them and and will continue to use them for years to come!

Well pump work covers a wide range depending on what failed. A pressure tank replacement or a failed pressure switch typically runs in the hundreds of dollars. A submersible pump replacement — which involves pulling the pump from the well, installing a new one, and reconnecting the system — is a more involved job and generally costs more, with the final number depending on the depth of the well, the pump size your system requires, and what else is found during the pull. BPM gives you the price before work starts. Call us at (240) 200-0887 and we can talk through what you are seeing and give you a realistic sense of what the job involves before anyone comes out.
The symptoms overlap, which is why a proper diagnosis matters before anything is replaced. A failed pressure tank bladder often shows up as rapid pressure cycling — the pump kicks on and off every few seconds rather than holding pressure — or as pressure that drops immediately when you open a tap. A failed pump typically means no water at all, or water that stops completely after a brief flow. Electrical issues at the pump or pressure switch can mimic a dead pump entirely. A BPM technician checks the full system — tank pressure, switch operation, electrical supply, and pump response — before recommending what needs to be replaced.
For most repairs — pressure tank, pressure switch, electrical components — water is typically restored the same day. A submersible pump replacement takes longer because the pump has to be pulled from the well, but it is generally a same-day job when the right equipment and crew are on site. If a part needs to be ordered, the technician tells you the realistic timeline upfront so you can plan. BPM will not leave you guessing about when your water comes back.
It depends on what was done. For most electrical or pressure system repairs where the well casing was not disturbed, running the water for a few minutes to clear any sediment is typically sufficient. When a submersible pump is pulled and replaced, there is a higher chance of sediment disturbance, and a water test is a reasonable precaution — especially if the well has not been tested recently or if you have children or immunocompromised household members. BPM will tell you honestly whether a test makes sense given what was found during the job.
Age alone does not determine the answer, but it is a real factor. A submersible pump that has run for 20 years has delivered most of its useful life, and a repair that costs several hundred dollars on a system likely to fail again in a year or two is worth examining honestly. BPM’s approach is to tell you what the repair costs, what the system’s realistic outlook is, and what replacement would cost — and let you decide with full information. If repair is the right call, that is what gets recommended. If the numbers argue for replacement, you will hear that clearly too.
