Not Sure What’s Wrong With Your Water Heater? That’s Normal

Most water heater problems don’t announce themselves clearly. You got a lukewarm shower this morning and you’re not sure if that’s a fluke or a sign. There’s a small puddle near the base of the tank and you can’t tell if it’s condensation or something worse. The pilot light went out — again. Or the unit is just old, maybe fifteen years, and you’ve started doing the math in your head.

You don’t know yet whether this is a quick fix, a part replacement, or the beginning of a full swap. You’re not in a panic, but you’re not ignoring it either. You typed something general into a search bar because you genuinely need someone to help you figure out what you’re actually dealing with — before you commit to anything.

Here’s what that uncertainty usually looks like:

  • Water that takes longer than it used to get hot, or doesn’t get as hot as it should
  • A small puddle or moisture around the base of the tank
  • Rumbling, popping, or knocking sounds when the heater runs
  • A pilot light that keeps going out on a gas unit
  • Rusty or discolored water at the tap
  • A unit that’s 12 or more years old and you’ve never had it had professionally serviced

Any one of those might be a minor issue. Any one of them might mean the unit is near the end. The only way to know is to have someone look at it honestly — not someone who defaults to “you need a new one” before they’ve checked anything.

They responded quickly after my water heater broke down and installed a new unit the very next morning. Their price was very reasonable, especially compared to two higher bids I received from other plumbing companies. They did a great job with the installation, including new valves, and we have hot water running again. Thank you!

Had the most wonderful experience with BPM. Our radiators stopped working and the circulator pump had a leak. We called and they got us on the schedule for the next day as there had been a lot of calls for today about people without heat. A few techs stayed over to help the people without heat while it’s 30° outside and they called to say they’d make it out THIS EVENING. Shawn is the tech we had and he was WONDERFUL. Came out at 8pm and didn’t leave until the system was up and working again. Replaced the pump and bled the radiators after troubleshooting a few things that were going wrong with a pressure valve. He gave us a complete breakdown of the cost which was very affordable as well. We have heat again and we will only be using BPM going forward. THANK YOU SHAWN AND BPM!!!!!!

Why dealer status and licenses matter

Manufacturer dealer status and state licenses aren't decorations — they affect which warranty terms you get on new equipment, who's allowed to pull your permits, and whose installation work the manufacturer will stand behind.

Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.

How BPM Handles Water Heater Service in Frederick

When you call BPM, the first thing that happens is a real person picks up — not a recording, not a callback queue. You describe what you’re seeing, they assess the urgency, and they get you scheduled. For situations where hot water is out entirely, same-day service is available.

When the technician arrives, they start by actually looking at the system — checking the unit’s age, condition, and what’s causing the symptom you called about. Then they explain what they found before anything else happens. If it’s a failed heating element, a faulty thermostat, or a sediment problem that can be flushed, that’s what you hear. If the unit is genuinely at the end of its useful life, that’s what you hear too — along with a clear explanation of why, not just a push toward the most expensive option.

BPM recommends water heater repair when repair makes sense. When a less expensive fix genuinely solves the problem, that’s what gets recommended — not a replacement invoice. When replacement is the right call, BPM walks you through the options: traditional tank systems, tankless units, and heat pump water heaters, including how each one fits your household’s hot water demand and your home’s existing setup. If you have solar panels and want to put that electricity to work, that’s a real conversation BPM has had and can have with you.

Installations are handled with permits pulled and inspections coordinated when required. The finished job is explained to you before the technician leaves — how the new system works, what to watch for, and what maintenance actually looks like going forward. BPM also offers financing through Nymeo Federal Credit Union for larger replacements.

By the time the visit is done, you know exactly what you had, what you have now, and what it will take to keep it running.

We had a hot water heater installed and the installation went great! The technicians, Matt and Tyler, were great, very professional and knowledgeable. Matt explained everything and answered all of my questions. I highly recommend them!

They were able to fit us in quickly and did an excellent job with the replacement. They even spent time explaining everything to my husband which he enjoyed. The new hot water heater works great and the new shut off valves they installed will make it easier should we have another issue.

These guys did a fantastic job installing a water softener in our basement. Everyone else we’ve talked to basically told that we had to get an entire house water softener, and that it was impossible to leave 1 or 2 lines untreated. Having a couple untreated lines was very important to us because we do not need any more sodium in our diet… anyway, it turned out not to be true – BPM was able to separate out our fridge and one sink from getting softened water.

Frequently Asked Questions

How do I know if my water heater needs to be repaired or replaced?

The short answer: age plus symptom. A unit under ten years old with a specific, fixable problem — a failed heating element, a faulty thermostat, a stuck valve — is usually worth repairing. A unit that’s 12 or more years old, showing multiple symptoms, or showing signs of tank corrosion (rust-colored water, visible rust on the tank body, a leak from the tank itself rather than a fitting) is more likely at the end of its useful life. BPM assesses both the symptom and the system’s overall condition before recommending anything, and explains the reasoning so you can make the call with full information.

My water isn't getting hot — is that usually a quick fix?

Often yes, but it depends on the type of system and what failed. On a gas unit, a thermocouple or pilot assembly problem can be repaired in a single visit. On an electric unit, a burned-out heating element is a common and straightforward repair. Where it gets more complicated is when the thermostat has failed and caused the tank to overheat, or when sediment buildup has degraded performance to the point where a flush alone won’t fully restore it. A technician can tell you which situation you’re in within the first visit.

Is it safe to keep using a water heater that's making strange noises or has a small leak?

Noises — usually a rumbling or popping sound — are typically sediment being disturbed as the water heats. Annoying, and a sign the tank needs attention, but not immediately dangerous. A leak is a different matter. A drip from a fitting or a pressure relief valve may be a minor repair. A leak from the tank body itself means the tank is corroding from the inside, and continuing to use it risks a larger failure. If you see water coming from the tank itself, get it looked at the same day rather than waiting.

What does a water heater replacement actually cost in Frederick?

For a standard tank replacement (gas or electric, 40–50 gallon), expect a range roughly between $1,200 and $2,500 installed, depending on the unit selected, any required code upgrades, and whether the existing connections need modification. Tankless units run higher — typically $2,500 to $4,500 or more installed, depending on the brand and whether gas line or electrical work is needed. Heat pump water heaters fall in the middle to upper end of that range. BPM offers instant online quotes for water heater installations at bpmhvac.com, and financing is available through Nymeo Federal Credit Union if that helps with the timing.

Do I need a permit for a water heater replacement in Frederick?

Yes, in most cases. Maryland requires a permit for water heater replacements, and Frederick County enforces this. The permit triggers an inspection to confirm the installation meets current code — which matters for both safety and your homeowner’s insurance. BPM pulls the permit and coordinates the inspection as part of the job, so you don’t have to navigate that process separately.

What's the difference between a tank, tankless, and heat pump water heater — and which one makes sense for my house?

A traditional tank heater stores and continuously reheats a reservoir of water — simple, reliable, lower upfront cost, but less efficient because it’s heating water even when you’re not using it. A tankless unit heats water on demand and never runs out, but requires adequate gas line capacity or electrical service and costs more upfront. A heat pump water heater uses electricity very efficiently by pulling heat from the surrounding air rather than generating it directly — it works well in conditioned spaces like finished basements and can pair well with solar panels. Which one fits your house depends on your current setup, your household’s hot water demand, and your energy goals. BPM walks through all three options when replacement comes up.

Is there maintenance I should have been doing on my water heater?

Yes, though most homeowners haven’t done it and the system usually still runs for years — it just runs less efficiently and wears faster. The main maintenance tasks are flushing sediment from the tank annually (especially important in areas with harder water), testing the pressure relief valve to confirm it’s functional, and checking the anode rod every few years on tank systems. BPM’s Comfort Club maintenance plan includes an annual plumber visit that covers this kind of check, which is how problems like a 20-year-old rusted tank get caught before they become an emergency.
