However we end up at your door, the experience runs the same way. Every BPM visit means licensed HVAC and plumbing professionals, clear communication, honest pricing, and technicians who respect your home and your time. Here’s what to expect, start to finish.
Tell us what's going on, and we'll get you on the schedule at a time that works for your day.
You'll get a confirmation and an "on the way" notification before your technician arrives — so you're never left guessing or waiting around.
Your technician walks you through what they're going to do and what it costs before any work begins — in plain language, with no pressure.
We complete the job, clean up after ourselves, and make sure everything's running right before we leave.
Boilers are quiet when they are working. So when something changes — a radiator that used to get hot and now barely warms up, a knocking or gurgling sound you have never heard before, a system that fires and runs but leaves the house ten degrees short of where it should be — it is hard to know what to make of it.
You may have already Googled the symptoms. You probably got a mix of forum posts, generic troubleshooting guides, and articles that assume you know what an air lock or a pressure relief valve is. None of it told you whether your specific situation is a quick fix or something serious. And because boilers are less common than furnaces, fewer people in your circle have dealt with one — so there is no one to call and ask.
The low-grade worry underneath all of this is reasonable: a boiler is usually the only heat source in the house. If it goes down in January, you feel it fast. And because you cannot easily see what is happening inside the system, it is hard to know whether you are dealing with something minor or whether the boiler has been quietly struggling for a while and is now telling you it is near the end.
Some things that might be sending you here:
Any of these can mean different things. Some are simple. Some are not. The point is that you need someone who actually knows boilers — not just HVAC in general — to look at it and tell you honestly what you have.
We recently had our HVAC serviced by BPM Heating and Cooling after the blower went out right at the start of a heat wave. As newcomers to Boonsboro from Montgomery County, we weren’t sure where to turn without the usual big-name options nearby.
BPM is a truly family-owned business that still believes in honesty, integrity, and doing the job right not just making a quick buck. Shawn and Mike were prompt, professional, and easy to work with. They prioritized our needs, fixed the problem quickly, and communicated every step of the way.
I don’t usually rely on reviews, but BPM has absolutely earned this one. Add me to the list of happy customers. We’re glad we signed the service contract and even happier to know we’ve found our go-to team for HVAC in Washington County and beyond. Thank you, BPM!

Hello Everyone!!
We have had an issue with Blower motor in our HVAC. We contacted 9 HVAC companies and they are all advised to replace the entire system but Mr.Rich from BPM is very kind to ask about the actual problem and provided 3 different options one of them is to replace the actual issue instead of replacing the full system.
Also, Mr.Rich informed us that, the current system is in good condition and will work for another couple of years based on his expertise in this field.
The technician Mr.Mychall is very professional and he fixed the actual problem in less than an hour.
This company helped to save thousands of dollars in HVAC expenses for us.
I would happily and strongly recommend BPM HVAC service to everyone who is need of the HVAC and their Plumbing repairs as well.

Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.
When a BPM technician arrives, the first thing that happens is a conversation. You describe what you have been noticing — the sound, the room that stopped heating, the pressure reading that looked wrong — and the technician listens before touching anything. Boiler problems often have context that matters: when it started, whether it happened after the first cold snap, whether one zone is affected or the whole house.
From there, the technician works through the system methodically and explains what they are checking and why as they go. You are not left in the other room waiting for a verdict. If there is something visible — a pressure reading, a component that shows wear, a zone valve that is not opening — you see it too.
When the diagnosis is done, you get a straight answer: what is wrong, what fixing it involves, and what it will cost before anything is approved. If the system is repairable and repair makes sense given its age and condition, that is what BPM recommends. If the boiler is genuinely at the end of its useful life, the technician explains why — not to push a sale, but because you need accurate information to make a real decision. BPM has given customers three options when nine other companies quoted full replacement, and has repaired systems that competitors said were not worth touching. The recommendation reflects what the system actually needs.
For tune-ups and seasonal service, BPM checks the full system — controls, pressure, heat exchanger, burner operation, zone valves, and the condensate or expansion components depending on your system type — and tells you what they found, including anything that is developing but not yet a problem. That kind of early catch is what the Comfort Club maintenance plan is built around: two scheduled visits a year plus an annual plumber visit, with 20% off repairs and priority scheduling for members.
If a replacement is the right call, BPM handles the full installation and coordinates any permits required. If you are also weighing other heating options for your Mount Airy home, the team can walk through what makes sense given your existing setup. The goal at the end of any visit is that you understand exactly what was done, why, and what to watch for — and that the heat is working.

Two other companies came out, wanted to sell me the moon, knew something was not right! A friend said to call BPM, you came out simply said not a problem will get it done! Honesty and integrity goes a long way! A+ company!

Had the most wonderful experience with BPM. Our radiators stopped working and the circulator pump had a leak. We called and they got us on the schedule for the next day as there had been a lot of calls for today about people without heat. A few techs stayed over to help the people without heat while it’s 30° outside and they called to say they’d make it out THIS EVENING. Shawn is the tech we had and he was WONDERFUL. Came out at 8pm and didn’t leave until the system was up and working again. Replaced the pump and bled the radiators after troubleshooting a few things that were going wrong with a pressure valve. He gave us a complete breakdown of the cost which was very affordable as well. We have heat again and we will only be using BPM going forward. THANK YOU SHAWN AND BPM!!!!!!

BPM installed a furnace for us and did a great job. The technicians were competent and courteous while installing a complicated steam system. I highly recommend them.

BPM operates out of 300 E 4th St in Frederick — Mount Airy is a straight shot east on Route 26, putting a crew on-site without the delay that comes with a company dispatching from farther out.
Mount Airy’s housing stock is a mix of older in-town homes and subdivisions that went up in waves through the 1970s, 80s, and 90s. The older homes — particularly those in and around the historic district and the original town grid — are exactly where boilers tend to live. These are houses that were built before forced-air heating became the default, and many of them still have the original hydronic systems or have had boilers replaced once or twice over the decades without the underlying piping being touched. That history matters when diagnosing a problem: a system that was installed in 1965 and had a boiler swapped in 1998 may have zone valves, expansion tanks, and piping that do not all date from the same era — and a technician who only knows modern forced-air systems will miss things that someone with real boiler experience catches immediately.
Frederick County winters are cold enough that a boiler failure in January or February is a genuine emergency. BPM’s same-day service capability and the ability to rearrange the schedule for urgent situations means Mount Airy homeowners are not waiting three days for a callback when the house is dropping in temperature.

Some boiler sounds are normal — a low hum when the burner fires, water moving through pipes as the system heats up. Banging, kettling (a rumbling or boiling sound), persistent gurgling, or hissing are not normal and usually point to something specific: air in the system, scale buildup on the heat exchanger, a failing pump, or pressure issues. If the sound is new and repeating, it is worth having someone look at it. Catching the cause early is almost always less expensive than waiting until the symptom becomes a failure.
The honest answer depends on three things: the age of the system, the cost of the repair relative to replacement, and the overall condition of the boiler. A repair that costs 15–20% of a new system on a boiler with years of life left is usually worth doing. The same repair on a 30-year-old system with corroding components and a history of recurring issues is a different calculation. BPM evaluates all three before making a recommendation — and when repair is viable, that is what gets recommended, not a replacement.
Most hot water boilers have a useful life of 15–30 years depending on the system type, how well it has been maintained, and the quality of the original installation. Steam boilers can last longer but require more consistent maintenance. To find the age of yours, look for a manufacturer’s label on the unit — it typically includes a serial number that encodes the production date. If you cannot read it, a technician can usually identify it on-site. Age alone does not determine whether a boiler should be replaced; condition and repair history matter just as much.
A boiler tune-up covers the full system: burner operation, heat exchanger condition, controls and thermostat accuracy, pressure and expansion tank function, zone valves, and the condensate or relief components depending on your system. The value of a tune-up when nothing seems wrong is that boilers develop problems gradually — a zone valve that is starting to stick, pressure that is creeping up, scale that is beginning to affect heat transfer. Catching those early is significantly cheaper than responding to a breakdown. BPM’s Comfort Club maintenance plan includes two annual visits plus a plumber inspection, with 20% off any repairs needed.
A few things are worth checking first. Look at the pressure gauge — most residential boilers run between 12 and 25 PSI; if yours is outside that range, that is useful information to have when you call. Check whether the thermostat is set correctly and calling for heat. Look at the pilot light or indicator light if your system has one. Bleed a cold radiator if you have a hot water system and know how to do it safely. Beyond that, boiler diagnosis involves the combustion side, pressure relief components, and electrical controls — those are not areas to troubleshoot without training. If the basics check out and the problem persists, call.
It depends on what it is doing. A cold radiator or an inefficient system is not a safety issue — it is a comfort and cost issue. A boiler that is producing unusual smells (particularly a sulfur or gas odor), showing signs of a cracked heat exchanger, or repeatedly tripping a safety lockout is a different matter and should not be run until it has been inspected. If you are smelling gas, leave the house and call your gas utility before calling anyone else. For everything short of that, the risk of waiting is usually a worsening problem and a higher repair bill, not an immediate safety hazard — but get it looked at promptly.
A straightforward boiler replacement — same fuel type, similar configuration, existing piping in good condition — typically takes one day. BPM has completed full system installations within 48 hours of agreement in emergency situations. If the job involves converting fuel type, modifying piping, or addressing a steam system, it may take longer. BPM provides loaner space heaters when there is a gap between the old system coming out and the new one going in, so the house is not left cold. Permits are pulled and inspections coordinated when required.
Yes — the more context you can give, the faster the diagnosis. Useful things to mention: whether one zone or the whole house is affected, whether any radiators are cold at the top versus the bottom (different causes), whether you have hot water baseboard or cast iron radiators, whether the system is steam or hot water (steam systems have a water gauge glass on the boiler; hot water systems have a pressure gauge), and anything you have noticed about the pressure gauge reading. If you do not know some of these things, that is fine — the technician will establish it on-site.
