However we end up at your door, the experience runs the same way. Every BPM visit means licensed HVAC and plumbing professionals, clear communication, honest pricing, and technicians who respect your home and your time. Here’s what to expect, start to finish.
Tell us what's going on, and we'll get you on the schedule at a time that works for your day.
You'll get a confirmation and an "on the way" notification before your technician arrives — so you're never left guessing or waiting around.
Your technician walks you through what they're going to do and what it costs before any work begins — in plain language, with no pressure.
We complete the job, clean up after ourselves, and make sure everything's running right before we leave.
Boilers do not fail loudly or obviously — at least not at first. More often, it is something quieter: the radiator at the far end of the house that never quite gets warm, the system that kicks on and shuts off before the temperature climbs, a knocking or gurgling sound you have not heard before, or a utility bill that has crept up for no clear reason.
What makes this harder is that most homeowners in Urbana are used to forced-air systems. A boiler feels like a different animal — the pipes, the pressure gauge, the radiators that may or may not be bleeding air, the circulator pump you have never thought about until now. When something goes wrong, it is not always obvious whether the problem is in the boiler itself, somewhere in the distribution piping, or in a single radiator that has developed its own issue. That uncertainty stacks on top of the actual problem.
And there is a background worry that comes with any boiler trouble in January or February: a forced-air furnace failing is uncomfortable. A boiler failing in a mid-Atlantic winter means cold floors, cold rooms, and a house that does not recover quickly. You do not need to be in full crisis to feel the weight of that.
If any of this sounds familiar — a system that is running but not heating evenly, a noise you cannot explain, or just a nagging sense that something is off — that is worth a call before it becomes an emergency.
We needed our heating system looked at because it wasn’t heating up the house. Thankfully I called BPM and a live person answered the phone right away. Thankfully I did not have to listen to endless recordings. Instead, I spoke with Samantha which was very polite and answered all my questions. She was able to fit us in for the very next day. The service technicians were right on time. Shawn and an assistant (ooops can’t remember their name) serviced our heater and answered all my questions and explained in detail each issue. In addition, he offered the maintenance plan that we signed up for and saved 20% off our repairs. Our heater is working now!!

Had the most wonderful experience with BPM. Our radiators stopped working and the circulator pump had a leak. We called and they got us on the schedule for the next day as there had been a lot of calls for today about people without heat. A few techs stayed over to help the people without heat while it’s 30° outside and they called to say they’d make it out THIS EVENING. Shawn is the tech we had and he was WONDERFUL. Came out at 8pm and didn’t leave until the system was up and working again. Replaced the pump and bled the radiators after troubleshooting a few things that were going wrong with a pressure valve. He gave us a complete breakdown of the cost which was very affordable as well. We have heat again and we will only be using BPM going forward. THANK YOU SHAWN AND BPM!!!!!!

Manufacturer dealer status and state licenses aren't decorations — they affect which warranty terms you get on new equipment, who's allowed to pull your permits, and whose installation work the manufacturer will stand behind.

Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.
When a technician arrives, the first thing that happens is a conversation. They want to know what you have noticed — the noise, the cold zone, the behavior that prompted the call — because that context matters. Then they work through the system methodically: the boiler itself, the circulator pump, the pressure and expansion components, the distribution piping, and the radiators or baseboards. The goal is to find the actual cause, not just the most visible symptom.
Once the diagnosis is clear, you hear it plainly. What failed, why it failed, what fixing it involves, and what it will cost — before anything is touched. If the system is older and the repair cost starts to approach replacement territory, that conversation happens honestly too. BPM tells you what the system actually needs, not what generates the largest invoice. When repair is the right call, that is what gets recommended — even on older equipment that another company might push toward replacement.
The work gets done, the system is tested before the technician leaves, and you get a walkthrough of what was done and what to watch for. If a part needs to be ordered and there is a gap before the repair is complete, BPM provides loaner heating equipment so the house stays livable in the meantime.
For homeowners who want fewer surprises going forward, the Comfort Club maintenance plan includes a fall heating visit each year — the kind of check that catches a failing circulator pump or low pressure issue before it becomes a no-heat call at the worst possible time. Members also receive 20% off repairs and priority scheduling.

Hello Everyone!!
We have had an issue with Blower motor in our HVAC. We contacted 9 HVAC companies and they are all advised to replace the entire system but Mr.Rich from BPM is very kind to ask about the actual problem and provided 3 different options one of them is to replace the actual issue instead of replacing the full system.
Also, Mr.Rich informed us that, the current system is in good condition and will work for another couple of years based on his expertise in this field.
The technician Mr.Mychall is very professional and he fixed the actual problem in less than an hour.
This company helped to save thousands of dollars in HVAC expenses for us.
I would happily and strongly recommend BPM HVAC service to everyone who is need of the HVAC and their Plumbing repairs as well.

Two other companies came out, wanted to sell me the moon, knew something was not right! A friend said to call BPM, you came out simply said not a problem will get it done! Honesty and integrity goes a long way! A+ company!

Most boiler repairs fall in the range of a few hundred dollars for a straightforward component replacement — a pressure relief valve, a thermocouple, a zone valve — up to $1,000 or more when a circulator pump, expansion tank, or control board is involved. What moves the price is parts cost, labor time, and whether the diagnosis reveals one problem or several. BPM provides the price before any work starts, so there are no surprises at the end of the job. Call (240) 200-0887 for a specific estimate once the system has been assessed.
It depends on what it is doing. A boiler that is short-cycling, making a knocking noise, or heating unevenly is generally safe to run while you wait — those symptoms usually point to component wear or air in the system, not a safety issue. A boiler that has tripped its pressure relief valve, is leaking, smells like gas, or has shut itself off and will not restart should not be restarted without a technician looking at it first. If you are unsure, call BPM and describe what you are seeing — same-day service is available, and the office can help you assess whether it needs to be looked at today.
The short answer is that a technician has to trace it. A single cold radiator usually points to that zone — a stuck valve, air in the line, or a zone control issue — rather than the boiler itself. If multiple zones are underperforming, or the boiler is cycling oddly, the problem is more likely upstream. BPM works through the full system on a service call: the boiler, the circulator, the distribution piping, and the radiators or baseboards. The diagnosis tells you exactly where the fault is before anything is replaced.
A well-maintained cast iron boiler can last 25 to 30 years; a steel boiler typically runs 15 to 20. Age alone is not the deciding factor — condition, repair history, and the cost of the repair relative to system value are. BPM will tell you honestly where the system stands. If a repair costs a fraction of replacement and the rest of the system is sound, repair is usually the right call. If the system is near the end of its expected life and the repair is substantial, replacement with a more efficient system starts to make more financial sense. That assessment happens before you commit to anything.
A straightforward boiler replacement — same fuel type, same configuration — typically takes one day. More complex jobs, like converting from one system type or reconfiguring distribution, take longer. BPM provides loaner heating equipment when there is a gap between the old system coming out and the new one going in, so the house stays warm through the process. The crew cleans up before they leave.
A fall maintenance visit covers the burner, heat exchanger, circulator pump, pressure and expansion components, controls, and the distribution system. The goal is to find developing problems — a pump that is starting to fail, a pressure reading that is drifting — before they become a no-heat call. BPM’s Comfort Club plan includes a heating visit each fall plus an annual plumber visit, with 20% off any repairs needed during the year. For a boiler in a home that has not had regular service, a first visit often turns up deferred maintenance that is worth addressing before the system is stressed by a full heating season.
