Most people who search for boiler help aren’t in full emergency mode. Something has shifted — the upstairs bedroom is colder than it used to be, the system is making a sound you haven’t heard before, or you moved into an older home and realized you have no real sense of what you’ve inherited in the basement.
Boilers are different from furnaces. A furnace heats air and pushes it through ducts. A boiler heats water and moves that water — or steam — through pipes to radiators or radiant floor systems. If you have radiators in your rooms, you have a boiler. If you have vents in the floors or walls, you have a gas furnace or forced-air system. That distinction matters because the repair logic, the maintenance needs, and the replacement calculus are all different.
Here’s what often nudges Frederick homeowners toward this search:
None of these situations require a panic call. But they do deserve a clear answer — and that starts with knowing which of the three paths applies to you: repair, maintenance, or replacement.
We recently purchased a historic 1895 home in downtown Frederick and the giant steam boiler stopped working just a month after moving in. Scrambling to try to figure out what to do, I solicited several quotes, realizing quickly that simply replacing the boiler, may not be the best option for the house. Rich from BMP was excellent from the very first meeting, he was super professional and knowledgeable and gave me various options by thinking “outside the box” of what was possible. The solution he presented was perfect, it eliminated the steam boiler, while providing a dual system that was much more energy efficient, and included no mounted mini-splits on the first floor! This was a critical piece, in keeping the historic look of the home. The company’s installation and communication were also terrific (I’m a realtor and deal with lots of contractors). They were extremely responsive and patient with all of my concerns, and answered all of my questions along the way. They were always on time, cleaned up after themselves, and seemed to truly care about me as a customer. I highly recommend the team from BPM for your HVAC, heating, and plumbing needs. (I also had them service my tankless water heater).

Hello Everyone!!
We have had an issue with Blower motor in our HVAC. We contacted 9 HVAC companies and they are all advised to replace the entire system but Mr.Rich from BPM is very kind to ask about the actual problem and provided 3 different options one of them is to replace the actual issue instead of replacing the full system.
Also, Mr.Rich informed us that, the current system is in good condition and will work for another couple of years based on his expertise in this field.
The technician Mr.Mychall is very professional and he fixed the actual problem in less than an hour.
This company helped to save thousands of dollars in HVAC expenses for us.
I would happily and strongly recommend BPM HVAC service to everyone who is need of the HVAC and their Plumbing repairs as well.

Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.
BPM handles all three sides of boiler ownership — repair, installation, and ongoing maintenance — and the approach is the same regardless of which one brings you in: figure out what the system actually needs, explain it clearly, and let you decide.
Repair: When something is wrong, the technician diagnoses the real cause — not the most expensive one. BPM has documented experience with hot water boilers, steam systems, circulator pumps, pressure valves, and the radiator bleeding that older systems periodically need. If the issue is a worn part surrounded by a system that still has years of useful life, that’s what you’ll hear. If the repair cost relative to the system’s age and condition makes replacement the smarter move, that’s what you’ll hear instead — with the reasoning behind it, not just a number. You can learn more about boiler repair options in Frederick on our dedicated service page.
Replacement: When a boiler has genuinely reached the end of its service life, BPM handles the full boiler installation, including permit coordination where required. For homeowners in older Frederick properties — homes from the early 1900s, downtown rowhouses, properties with steam systems — BPM has specific experience finding solutions that work with the building’s character rather than against it. That sometimes means a modern dual system that preserves the home’s historic look; sometimes it means a straightforward replacement with a high-efficiency unit. The recommendation is based on the house, not the invoice.
Maintenance: A boiler that gets looked at once a year runs more reliably and lasts longer than one that doesn’t. BPM’s Comfort Club maintenance plan includes seasonal HVAC tune-ups plus an annual plumber visit, and members receive 20% off repairs. Scheduling annual boiler maintenance has caught developing problems — pressure issues, failing components — before they became emergency calls in the middle of January.
Whatever brings you in, here is what the experience looks like: the technician arrives, confirms what you’ve been noticing, and explains what they’re checking before they start. You get a clear picture of what’s going on and what the options are before anything is decided. The work gets done, the area gets cleaned up, and you leave the conversation knowing more about your system than you did before.

BPM installed a furnace for us and did a great job. The technicians were competent and courteous while installing a complicated steam system. I highly recommend them.

Had the most wonderful experience with BPM. Our radiators stopped working and the circulator pump had a leak. We called and they got us on the schedule for the next day as there had been a lot of calls for today about people without heat. A few techs stayed over to help the people without heat while it’s 30° outside and they called to say they’d make it out THIS EVENING. Shawn is the tech we had and he was WONDERFUL. Came out at 8pm and didn’t leave until the system was up and working again. Replaced the pump and bled the radiators after troubleshooting a few things that were going wrong with a pressure valve. He gave us a complete breakdown of the cost which was very affordable as well. We have heat again and we will only be using BPM going forward. THANK YOU SHAWN AND BPM!!!!!!

A diagnostic service call for a boiler repair runs in the range typical for the Frederick market — BPM can give you an exact number when you call. Repair costs vary widely depending on the component: a circulator pump replacement, a pressure relief valve, or a thermocouple are different jobs at different price points. A full boiler replacement — depending on system type, efficiency rating, and the complexity of the installation — is a larger investment, and BPM offers financing through Nymeo Federal Credit Union for customers who need it. Comfort Club maintenance plan members receive 20% off repair work, which adds up over time on an older system that may need periodic attention.
Not necessarily — age alone isn’t the deciding factor. The more useful question is the ratio of repair cost to the system’s remaining useful life and current condition. A 25-year-old boiler with a worn circulator pump but otherwise sound heat exchanger and no signs of corrosion may have years of reliable service left; a 15-year-old boiler with multiple failing components and a cracked section is a different story. BPM evaluates the actual system condition and gives you a straight answer on whether a repair makes sense or whether the money is better applied toward replacement — including what a replacement would realistically cost so you can make the comparison yourself.
Once a year is the standard for most residential boilers, typically scheduled before heating season. A maintenance visit covers the heat exchanger, burner operation, pressure and temperature settings, expansion tank, safety controls, and the condensate or steam system depending on your boiler type. The technician checks for developing issues — early signs of corrosion, components showing wear — that are inexpensive to address now and expensive to ignore until they fail. BPM’s Comfort Club plan structures this as an annual visit with priority scheduling and a repair discount built in.
BPM offers same-day service during business hours (Monday through Friday, 8 AM to 5 PM), and the office is staffed by a live person — no automated system to navigate. For urgent heating calls, BPM has a track record of dispatching technicians quickly and, when needed, rearranging the day’s schedule to accommodate emergencies. BPM also provides loaner space heaters in situations where there’s a gap between a system going down and a replacement going in, so you’re not left without heat while waiting on parts or installation.
Boilers are well within BPM’s regular work — not a specialty call-out. Frederick’s older housing stock means boiler systems, including steam systems, show up routinely in the company’s service area. The team has documented experience with hot water boilers, steam boiler conversions, circulator pump replacement, radiator bleeding, and the pressure and valve issues that come with aging systems. If you’re in a downtown Frederick property or an older home anywhere in Frederick County, this is not unfamiliar territory.
BPM is straightforward about this when the question comes up. If the repair cost is modest and buys meaningful time, it often makes sense even if replacement is on the horizon. If the repair is substantial and the system’s overall condition suggests replacement is likely within a season or two, BPM will tell you that directly so you’re not investing in a system you’re about to replace. The goal is to give you the information to make the right call for your situation, not to maximize the current invoice.
