However we end up at your door, the experience runs the same way. Every BPM visit means licensed HVAC and plumbing professionals, clear communication, honest pricing, and technicians who respect your home and your time. Here’s what to expect, start to finish.
Tell us what's going on, and we'll get you on the schedule at a time that works for your day.
You'll get a confirmation and an "on the way" notification before your technician arrives — so you're never left guessing or waiting around.
Your technician walks you through what they're going to do and what it costs before any work begins — in plain language, with no pressure.
We complete the job, clean up after ourselves, and make sure everything's running right before we leave.
You typed Clear Spring into that search bar for a reason. You have probably called companies before that listed your town on a coverage page and then either never called back, sent someone from two counties over who showed up late, or quietly bumped your appointment when something more convenient came up closer to their shop.
So the problem is not just that your heat is running but the house is still cold, or that your AC is struggling through another humid Washington County summer. The problem underneath that is whether anyone actually serves Clear Spring — or whether you are going to spend a week chasing a callback that never turns into a real appointment.
That uncertainty is exhausting. And it is especially frustrating when the need is real: a furnace that is not keeping up on a cold night, a system that has been making a noise it did not make last season, a tune-up you have been putting off because you were not sure who to call. You are not asking for much — just someone who knows the roads out here and treats your address like it is inside their territory, not on the edge of it.
We recently had our HVAC serviced by BPM Heating and Cooling after the blower went out right at the start of a heat wave. As newcomers to Boonsboro from Montgomery County, we weren’t sure where to turn without the usual big-name options nearby.
BPM is a truly family-owned business that still believes in honesty, integrity, and doing the job right not just making a quick buck. Shawn and Mike were prompt, professional, and easy to work with. They prioritized our needs, fixed the problem quickly, and communicated every step of the way.
I don’t usually rely on reviews, but BPM has absolutely earned this one. Add me to the list of happy customers. We’re glad we signed the service contract and even happier to know we’ve found our go-to team for HVAC in Washington County and beyond. Thank you, BPM!

BPM is the only HVAC and plumbing company in the area that I trust. I’ve been through a few others who are a complete racket that over charge and under deliver on their services. BPM is always on time, sends amazing people who care about their work, and always charges reasonable rates. We love working with them and and will continue to use them for years to come!

Certifications & Licensing
Manufacturer dealer status and state licenses aren't decorations — they affect which warranty terms you get on new equipment, who's allowed to pull your permits, and whose installation work the manufacturer will stand behind.

Maryland HVAC Master License #75803 · Master Plumber / Gas Fitter #86156
Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.
Clear Spring is inside BPM’s service area — not as a stretch, but as a regular stop. The shop is on East 4th Street in Frederick, and Washington County is part of the territory BPM Heating, Cooling & Plumbing covers routinely. The technicians who show up at your door are the same ones running jobs in Hagerstown and Frederick, not a subcontractor dispatched from somewhere else.
When you call, a live person answers. No phone tree, no recording asking you to leave a message. You describe what is going on, and the office schedules you — same-day when the situation calls for it, next morning for everything else. You get a text when the technician is on the way.
Once they arrive, the approach is the same regardless of where you live: the technician confirms what you have been noticing, explains what they are checking and why, and walks you through what they find before anything is replaced or repaired. If a repair makes sense on your system, that is what gets recommended. If the system is genuinely near the end of its useful life, you hear that too — with the reasoning behind it, not just a quote for a new unit.
BPM handles repairs, full system installations, and seasonal maintenance across heating and cooling — gas furnaces, heat pump systems, central AC, ductless mini-splits, and more. Comfort Club maintenance plan members get priority scheduling, which matters when everyone in the county is calling at the same time in January or July.
Pricing is not adjusted based on your zip code. You are not paying a distance surcharge for being in Clear Spring rather than downtown Hagerstown.

Two other companies came out, wanted to sell me the moon, knew something was not right! A friend said to call BPM, you came out simply said not a problem will get it done! Honesty and integrity goes a long way! A+ company!

I was surprised to get same day service and it was fixed the same day. It was also nice that they repaired my unit since it is so old and I don’t want to replace it at this time. Other companies tell me don’t fix it but get a new one, it was great service and Mike the technician was very informative. I was very happy and signed up with the company for maintenance.

Shawn was an excellent technician. He was patient, a good listener, and explained each step to fix our air conditioning problem as he proceeded. He also offered recommendations for improved system maintenance. Thank you, Shawn!!

BPM’s shop is at 300 E 4th St in Frederick. Clear Spring sits in the western part of Washington County, and the run out there from Frederick follows US-40 west — a straight, familiar corridor that BPM technicians travel regularly for jobs throughout the county. Clear Spring is not a one-off trip; it is part of the Washington County territory BPM covers alongside Hagerstown, Boonsboro, Williamsport, and Hancock.
The housing stock in Clear Spring and the surrounding area tends toward older construction — homes built in the mid-twentieth century or earlier, many of which have systems that were installed or last replaced years ago. Older equipment is not a problem for BPM. Technicians regularly work on aging furnaces, heat pumps, and central AC systems, and the approach is the same as anywhere else: evaluate honestly, repair when practical, replace when necessary and explain why. Washington County’s climate puts real stress on HVAC systems — cold winters that push heating equipment hard, and humid summers that run central AC nearly continuously from June through September. Systems in Clear Spring face the same seasonal demands as anywhere else in the region, and a system that has been running without maintenance is more likely to surface a problem at exactly the wrong time of year. A well-timed HVAC checkup can catch those issues before they become emergencies.
If you are on the Comfort Club maintenance plan, scheduling a spring or fall tune-up before the season peaks is the most reliable way to avoid that scenario.

Clear Spring is a regular part of BPM’s Washington County service area, not a stretch of the map that gets covered when it is convenient. The same technicians who handle jobs in Hagerstown and Boonsboro make the run to Clear Spring. Call (240) 200-0887 and the office will confirm scheduling directly.
Same-day service is available for urgent situations during business hours (Monday–Friday, 8 AM–5 PM). Non-emergency work is typically scheduled next-morning. You will get a text with the technician’s ETA before they arrive — no waiting around for a window that keeps moving.
No. BPM does not add a distance surcharge for Clear Spring addresses. The pricing is the same as for customers closer to the Frederick shop.
All three. BPM handles diagnostic repairs, full system installations and replacements, and seasonal maintenance tune-ups across heating and cooling — gas furnaces, heat pumps, central AC, ductless mini-splits, and more. Plumbing is also available under the same roof if you need it.
Older systems are a regular part of the work. BPM evaluates the system’s actual condition and repair cost relative to its age and reliability outlook before recommending anything. If a repair makes sense, that is what gets recommended — even on equipment other companies might push to replace.
BPM’s regular hours are Monday through Friday, 8 AM to 5 PM — there is no 24/7 emergency line. That said, the office has demonstrated flexibility for urgent situations within business hours, including same-day response and schedule adjustments. For after-hours needs, calling first thing in the morning typically gets you on the schedule that day.
A live person answers the phone at BPM — no recording, no phone tree. When you call, you speak with someone who can check availability and put you on the schedule in that same conversation. You will receive a text confirmation with the technician’s ETA before they arrive.
