However we end up at your door, the experience runs the same way. Every BPM visit means licensed HVAC and plumbing professionals, clear communication, honest pricing, and technicians who respect your home and your time. Here’s what to expect, start to finish.

We answer when you call.

Tell us what's going on, and we'll get you on the schedule at a time that works for your day.

We show up on time and prepared.

You'll get a confirmation and an "on the way" notification before your technician arrives — so you're never left guessing or waiting around.

We explain the work.

Your technician walks you through what they're going to do and what it costs before any work begins — in plain language, with no pressure.

We get the job done right.

We complete the job, clean up after ourselves, and make sure everything's running right before we leave.

HVAC Problems in Smithsburg, MD — and the Runaround That Comes With Them

You already know the drill. You search for HVAC help, call a number, describe the problem — and somewhere in the conversation you mention Smithsburg. Then comes the pause. “Let me check our service area.” Sometimes they call back. Sometimes they don’t. You’ve wasted time you didn’t have, and your house is still too hot or too cold.

That hesitation is the real reason people here search specifically for Smithsburg rather than just “HVAC near me.” You’re not being paranoid. Companies based in Hagerstown or Frederick sometimes draw their boundary just short of where you live, and you’ve learned to confirm coverage before you get invested.

But geography aside, the problem that sent you searching is still sitting in your house. Maybe it’s one of these:

  • The AC ran all afternoon and the house never got below 80°
  • The system kicks on, runs for a few minutes, then shuts off — over and over
  • One room is fine, the rest of the house isn’t
  • There’s a noise that wasn’t there last season
  • The furnace hasn’t been touched in years and winter is coming
  • Your energy bill climbed without any obvious reason

Whatever it is, you need someone who will actually show up — and who will tell you what’s actually wrong when they do.

We recently had our HVAC serviced by BPM Heating and Cooling after the blower went out right at the start of a heat wave. As newcomers to Boonsboro from Montgomery County, we weren’t sure where to turn without the usual big-name options nearby.

BPM is a truly family-owned business that still believes in honesty, integrity, and doing the job right not just making a quick buck. Shawn and Mike were prompt, professional, and easy to work with. They prioritized our needs, fixed the problem quickly, and communicated every step of the way.

I don’t usually rely on reviews, but BPM has absolutely earned this one. Add me to the list of happy customers. We’re glad we signed the service contract and even happier to know we’ve found our go-to team for HVAC in Washington County and beyond. Thank you, BPM!

Two other companies came out, wanted to sell me the moon, knew something was not right! A friend said to call BPM, you came out simply said not a problem will get it done! Honesty and integrity goes a long way! A+ company!

Certifications & Licensing

Why dealer status and licenses matter

Manufacturer dealer status and state licenses aren't decorations — they affect which warranty terms you get on new equipment, who's allowed to pull your permits, and whose installation work the manufacturer will stand behind.

Manufacturer dealer certifications require demonstrated installation quality, verified customer satisfaction ratings, and completed factory training. Premier and Authorized status also unlocks enhanced warranty options on new equipment — terms that aren't available through uncertified installers. The LG Pro Platinum designation is LG's highest contractor tier, covering cold-climate and inverter-driven systems specifically.

How BPM Handles HVAC Service in Smithsburg

BPM operates out of Frederick — 300 E 4th St, Unit A — and Smithsburg is a straight run up Route 66 into Washington County. This is a regular service area, not an edge case. When you call, a live person answers and schedules the visit. No phone tree, no callback from a dispatcher who has to check a map.

When a technician arrives, the first thing that happens is a conversation — not a clipboard handed to you while someone disappears into the mechanical room. The technician confirms what you’ve been noticing, explains what they’re going to look at and why, and keeps you in the loop as they work. If something is wrong, you hear what it is and what it will take to fix it before anything is replaced or ordered.

BPM’s strongest habit — and the one customers mention most — is recommending what the system actually needs, not what generates the largest invoice. When a repair is the right call, that’s what gets recommended. When a system is genuinely at the end of its life, that gets explained honestly, with options at different price points. When a less expensive configuration fits the house better than what you originally had in mind, BPM will tell you that too.

If a repair requires a part that has to be ordered, or an installation means a gap between the old system coming out and the new one going in, BPM provides loaner equipment — a portable AC unit or space heater — so you’re not left without climate control while you wait.

By the time the technician leaves, the work area is clean, the system has been tested, and you’ve had a walkthrough of what was done and what to watch for. If it makes sense for your home, the Comfort Club maintenance plan — two seasonal tune-ups per year plus an annual plumber visit, with 20% off repairs — gets explained without pressure.

I was surprised to get same day service and it was fixed the same day. It was also nice that they repaired my unit since it is so old and I don’t want to replace it at this time. Other companies tell me don’t fix it but get a new one, it was great service and Mike the technician was very informative. I was very happy and signed up with the company for maintenance.

Shawn was an excellent technician. He was patient, a good listener, and explained each step to fix our air conditioning problem as he proceeded. He also offered recommendations for improved system maintenance. Thank you, Shawn!!

Hello Everyone!!

We have had an issue with Blower motor in our HVAC. We contacted 9 HVAC companies and they are all advised to replace the entire system but Mr.Rich from BPM is very kind to ask about the actual problem and provided 3 different options one of them is to replace the actual issue instead of replacing the full system.

Also, Mr.Rich informed us that, the current system is in good condition and will work for another couple of years based on his expertise in this field.

The technician Mr.Mychall is very professional and he fixed the actual problem in less than an hour.

This company helped to save thousands of dollars in HVAC expenses for us.

I would happily and strongly recommend BPM HVAC service to everyone who is need of the HVAC and their Plumbing repairs as well.

HVAC Service in Smithsburg, MD — Washington County Coverage from Frederick

BPM’s shop is on East 4th Street in Frederick. Smithsburg is roughly 20 miles northwest — a direct run up Route 66 through Washington County. There is no coverage question here. Smithsburg and the surrounding Washington County communities are a regular part of BPM’s service area, not a stretch.

Washington County’s housing stock matters for HVAC work. Smithsburg and the towns along the I-70 and Route 40 corridor include a significant share of older homes — split-levels, colonials, and ranchers built in the 1960s through 1980s — that were originally sized for equipment that no longer exists and ductwork that has been modified over the decades. Systems in these homes often run harder than they should because the original design was never quite right, or because modifications over the years created airflow problems that no one ever addressed. A technician who just swaps parts without looking at the full picture can leave a homeowner with a repaired unit that still doesn’t perform. Our blog post on HVAC options for older homes covers many of the challenges these properties present.

Washington County also sits in a climate band that pushes HVAC equipment hard in both directions — humid summers that tax cooling systems and cold winters that stress heat exchangers and heat pump performance in cold weather. Equipment that handles shoulder-season weather fine can show its age when a genuine heat wave or cold snap arrives. That seasonal stress is part of why pre-season maintenance calls pay off more here than in milder climates.

BPM handles permit coordination and Washington County code compliance when installations require it, so there are no surprises after the work is done.

Frequently Asked Questions

Do you actually service Smithsburg, or is it technically outside your area?

Smithsburg is squarely within BPM’s Washington County service area. BPM operates out of Frederick and regularly dispatches to Smithsburg, Boonsboro, Hagerstown, and the surrounding communities. When you call, you will not be told your address is outside the coverage zone.

What does a diagnostic visit cost, and does that fee go toward the repair?

BPM charges a diagnostic fee to come out and assess the system. Call (240) 200-0887 for current pricing — rates can vary by service type and timing. The technician will give you the repair cost before any work begins, so you can decide whether to proceed with the full picture in front of you.

My system is pretty old. Is it worth fixing, or should I just replace it?

That depends on what failed, how old the system is, and what the repair costs relative to what a replacement would run. BPM evaluates all of those factors before making a recommendation — and the recommendation is for repair when repair makes sense, not replacement by default. If the system has meaningful life left and the failed component is straightforward, fixing it is often the right call. You will hear an honest assessment either way.

Can someone come out today, or is there a long wait?

BPM offers same-day service during business hours (Monday–Friday, 8 AM–5 PM). For urgent situations, the schedule gets rearranged to fit the call. Call (240) 200-0887 directly — a live person answers, no phone tree.

What happens if my system needs a part that has to be ordered?

If a repair requires a part that is not on the truck, BPM orders it and schedules the follow-up as quickly as possible. For situations where the system is completely down and the wait is more than a day, BPM provides loaner equipment — a portable AC unit in summer or a space heater in winter — so the house is not left without climate control in the meantime.

I've been meaning to get my system serviced before winter. Is there a maintenance plan, and is it worth it for a Smithsburg homeowner?

BPM’s Comfort Club includes two seasonal tune-ups per year (spring and fall) plus an annual plumber visit, with 20% off any repairs that come up. For Washington County homes with older equipment — and Smithsburg has a lot of them — scheduling pre-season maintenance is the most reliable way to avoid a breakdown when the system is working hardest. Comfort Club members also get priority scheduling when something does go wrong. Ask about enrollment when you call or when the technician is on-site.
